WE WOULD LIKE TO VIEW HOMES FOR SALE BEFORE WE LIST OURS

 

After reading Margaret Rome’s post “Lets Go Look at Houses” I thought I would like to write about this age old problem.

I hear this from many Home Buyers “We Would Like To View Homes For Sale Before We List Ours”

I understand why many home Buyers think this is the correct thing to do. The problem is they will in all likelyhood set themselves up for disappointment and wasting their time.

This  thought by many home buyers comes from them thinking they can sell their home fast if they find one they like...The Issue with this is Timing.

 

For Example: If you see a Home today you like, it’s Not likely you’ll Sell  your home in a Day or two.

 

I Show my Clients who are Listing their home...My Real Estate Timing Analysis...Which will let them see an estimated closing & moving date and cash from the sale of their home.

Here’s an Example of my Timing Analysis:

Real Estate Timing Analysis
Wait Time: when the Home goes on MLS, Marketing Time: determined by recent sales from a CMA i.e. 45 days, Adjusted Marketing Time: here Realtors cancel and relist a home to start the days on the market over and appear as a new listing, Processing time: once an offer is accepted this is the subject conditions removal time i.e. 10 days, Possession Time: when a typical home sale closes i.e. 60 days, Now add up these days to give a home Seller an approximate time(Date) it takes until their home sells.

After seeing my timing analysis most Home Sellers realize they have time to go Shopping for their Next Home...as you can see usually 2-3 Months...ample time to go house shopping with a firm contract in place.

I often give my Client a drive by list for them to drive by possible homes in neighborhoods they like plus email them the listings with Photos...After our Listing meeting they realize they’re wasting their time physically viewing a lot of home without their home Sold.

The idea sounds good I have never taken any of the clients to look at homes before listing them.

Hey Fred - interesting timing analysis. I think this works for the majority of people in the majority number of times. What is funny is that my last two clients I actually told them we need to find a home for them first as their homes I knew would go to contract in less than a week. In both cases their homes sold and we closed. The killer is when dealing with contingent offers. Thanks for sharing this as it will come in very handy in the future.

Fred, there are those potential Sellers wanting to know if they will find a home they like once going U/C.   I usually do take them out one day to see what is on the market.   They usually list.

Hi Joan..I find most have very good intentions, however many are disappointed when homes they viewed are Sold by the time their home is Sold.
