Steamboat Springs....snow, snow, and snowing right now! Skiing in Steamboat Springs is the best it has been in years with a 58 inch base at the summit and a total of 163.5 inches this year, so far!
As I begin the new year with a name change from Prudential Steamboat Realty to Steamboat Sotheby's International Realty as my real estate company, Steamboat real estate sales showed a good week, with over $6 million in whole ownership closings. Six fractional sales closed for an additional amount of $1.274 million. 7 closed sales were single family, 6 condo sales, 3 land, and the surprise was 8 commercial/industrial closed sales with the Aviator Garages showing strong sales.
As we enter this new year with a typical diminished supply of pending sales, there are 88 pending sales going forward (I've excluded a front range trailer park reported in the Steamboat Springs MLS, as well as an $18 million Eagle County land sale). The current average pending price is $370,632 and the median is $254,900. Of those Steamboat real estate pending sales, 5% are over $1 million, 5% are under $1 mil but over $700k, 10% are between $500,000 and $699,999, 7% are pending under $500k but $400k or more, 13% are in the $300's and 60% are pending for an amount under $300,000.
Of the 1527 active listings, in all categories, as reported by the Steamboat Springs MLS, 16% are listed for over $1 million, 9% are listed under $1 million but $700k or more, 10% are between $500,000 and $699,999, 8% are listed in the $400k's, 12% in the $300,000's and 45% are listed under $300,000.
