The Northern Virginia area is expensive compared to many areas. Most people commute an hour or more to find affordable housing. If you can afford to buy more and would like to be closer in this blog post is for you.
The most Important fact to know about utilizing your VA loan to buy a home in Woodbridge,Virigina and surrounding counties is to know that here you max VA loan can get is $692,500.
That may be way more than you need if you are buying in Woodbridge, Virigina but if you want to be with a short drive of the Pentagon which is 20 miles north that may not be enough.
What many military folks do not realize is this. If you have Full VA Eligibility available you can go above the max VA loan for the area. The VA guidelines state you can put down 25% of the price above the max loan.
Let's say you find a home for $800,000 you fall In love with and it is in great commuting distance to work. As long as you financially qualify you can use your VA Loan to buy the $800,000 home. You will need to put down $26,875 which is 25% of the difference between $692,500 and $800,000.
Now let's say you were using the typical conventional loan to buy the same home you would need 20 % down or $160,000 down to avoid PMI or $80,000 with Private Mortgage Insurance.
The benefit of using your VA is a no brainer!!
You can buy the home you wanted using the lower rates of VA Loan which nets you a much lower payment.
I bet you like the sound of that who would not!
- You save Big Time on down payment compared to using a conventional loan and keep your money in your TSP or Retirement account!
- You eliminate the need to suffer through a longer commute. You get the life style you have earned.
Now let's take it a step further....
Last month I worked with a couple that had a home in North Carolina. Part of their VA Eligibility was on this home and it was rented. This meant they did not have full VA loan available and the conventional loan or FHA with the mortgage insurance were there only option. When we looked at full financial picture it was in their best interest to refinance the home In North Carolina so that they could free up their remaining eligibility. It took three weeks but it allowed them to maximize their buying power here in Virginia using VA and allowing them to use as little of their cash as possible.This also would give them the biggest tax write off due to mortgage interest which they needed to shelter some of their dual income.
