Real Estate Success 101 ~ Build Relationships

Relationships

Real Estate, like all sales, is a people business.  It's not who we know, but who knows us and the services we provide.  Face to face networking has been the paradigm for building business relationships for more than a century, but the internet is reinventing how business is done today.

Internet

Buyers and would-be clients are turning to the internet as the business encyclopedia of who's who and who offers what service.  The internet has become the new want ads and yellow pages

Are you there?  What is your presence on the web?

Have you adapted your business plan to meet the needs of today's client? Are you still using the brick & mortar model to generate leads? Are you spending money on print ads and mailings?  Are you waiting for the phone to ring or future business to walk into your next open house?

Ask yourself:  Am I getting the results I want from what I am doing now?  Am I generating enough leads?

Bottom line:  Am I making more money?  What do I need to change?

Ask yourself:  What is my presence on the web?

Can potential buyers & sellers find me on the web?  Web

WebDoes my web presence 'stand out' from the competition?  Why would the consumer choose to work with me rather than the competition?

Let's take a lesson from the old days of 'face to face' networking and think of how to build a relationship with the online consumer.

First, most people want to know what you can do for them.  Don't just tell them what you can do for them, give them examples of how you can help them.

Second, they want to work with friendly salesperson who is interested in helping them realize their goals.  Does your photo look friendly?  And no, they don't really care that you have been in business for 11+ years and you are a 'multi-'dollar producer.

Third, familiarity a.k.a Branding.  People want to do business with people they know.  Build your internet presence on several sites:  Company website, Realtor.com, Twitter, Zilliow, Trulia, LinkedIn, Facebook business pages and blogging sites i.e. ActiveRain.  Be consistent with your profile on the various platforms as it creates the feeling, 'I know that person.  She's everywhere.  I feel like I know her.'

In other words even though the internet has reinvented how consumers find their real estate agent 'success in business' is still about building relationships in person and online.

This is excellent advice Mary. We all need to have a marketing plan with periodic reviews to determine what is working and what needs to be changed, added, or deleted.

Mary, there's no doubt that the internet has changed at least how our business relationships are initiated since 90% of home buyers are looking on line...but it's the personal face to face meetings where the bonds of a relationship are cemented.

Nick, thanks.  The internet has definitely has changed how our business works. Bottom line it is still how the consumer relates to the agent.  For us we need to be both online and in person.

Mary,

Love this post.  Have been working on plans to get better marketing strategies for 2014.  However, even while I have been working on this, my phone and e-mail are busy with new clients from referrals.

My gut call is that having a long term business strategy to truly do the best work you can for your clients and their interest is the best marketing of all.

All the best, Michellle

Mary what fantastic advice! I wrote a comment about one of the threads on LinkedIn about relationship building....it was about a mindless habit where people ask to be liked on FB... my question was how about building Relationships... all of a sudden I was inundated with people who agreed with my point!:)))Endre

"I listen for a living." It's all about you.

Wonderful post, Mary.  I love the constant and continuing learning curve that real estate provides us.  You can never stop learning, but you touch on a key point and that is it is all about the people.  Food, Shelter, and Clothing are essential to our lives. We are lucky to work in a profession that is is vital to our lives.

Put 40 years of experience to work for you

The thing I have discovered over the years that I have worked on building a presence is it is important to be "found" everywhere. You want your clients to feel like they have no other choice but to hire you because every place they go, there you are. Well, that, and hopefully the agents they find are competent. :)

Being everywhere is important. I had an acquaintace tell me she sees me where she goes on the internet and that's very satisfying, Mary. Good information.
