When you are searching for a home without a real estate agent representing you, it  is like turning down free medical care from a proven expert. Yes having a real estate agent represent you as a buyer typically comes at no cost to you. Yes that means it is free to you as the buyer. This is true for more than 99% of all residential real estate transactions whether you are working with a builder purchasing new construction or with a seller's agent representing a pre-owned home. Our agent fees will almost always come from the seller's side of the transaction. That's right you could hire me for free to find you a home in Frisco Texas. Are you ready?

Do I Really Need an Agent

I was reading a great post by Jason Crouch, Can't I Just Go Buy a Home With a Builder? Do I Need an Agent? While this post is focused on new construction, there is no reason to stop there. If you are looking to buy a home, whether that be new construction or pre-owned, you may want to consider working with a professional Realtor®. If your first response is I dislike sales people then I think you have been using the wrong agent or have been burned by a bad sales person in the past.

If you take some time and do some research you can find the right Realtor. If you are reading this then you are most likely on ActiveRain which is a great platform to research your agent of choice. If you are looking in North Texas, especially in the Frisco/Plano/Prosper/Mckinney area you already found me so your search may be over. If you are looking in Austin perhaps Jason Crouch is your answer. If in San Jose perhaps it is Kathleen Daniels. You see it is really up to you to find the right connection and the person who will treat you the way you expect to be treated.

Be Prepared, Find the Right Agent for You

To maximize your purchasing dollar, it is best to be prepared. Abraham Lincoln once said that "Give me six hours to chop down a tree and I will spend the first four sharpening the ax." Doesn't it make sense for you as a buyer to spend some time finding the right agent to help you maximize your purchasing power. Jeff,  I feel there is so much ignorance when it comes to buyer representation. Not only is it free, it is necessary, IMHO.  I won't represent a buyer on one of my listings. I feel that strongly about buyers needing their own representation.  As the listing agent, I work for the seller!

Every once in awhile, I run into the suspicious buyer who asks "what's the catch?" when you tell them the seller's side pays the buyer agent's commission.  They don't understand the principle behind buyer agency, the right of the buyer to have their own representation in a real estate transaction.

Kathleen - part of what we do is the education. I think the bigger problem is still the negative association of real estate agents and sales. If consumers just took a little preparatin time to locate, research and sign with a good agent, they would end up with better values and better experiences.

Hi Andre - I like quotes and Lincoln has some great ones attributed to him. 

You said a mouthful Eric. It is funny watching a buyer's reaction when you explain agency. THe catch is you get to pay the agent fees when you sell.
