Good Morning and Happy New Year!

I had the chance to take some solid time off with family over the past 2 weeks and it was wonderful. I worked a little bit but mostly hung out with my wife, my boys and the dog and we went up the mountain skiing quite a bit.

Despite the media's doom and gloom regarding the ski conditions, the snow is actually pretty good up there and the 27 cms we received last Thursday/Friday was a big help. There's more on the way this week too and with temperatures nice and cold at the moment, Whistler Blackcomb is doing a great job of pumping out the man-made stuff as well. I'm not worried too much about the conditions, it's great skiing on the groomers and the snow's coming. It always does eventually.

Before we go to the property updates, I thought I would share an interesting article from the Vancouver Sun that outlines Whistler's real estate market uptick from last year (scroll to the bottom of the article). The BC Assessment valuations for 2014 were released on January 2nd and they generally support the market turnaround realtors are seeing up here in Whistler. 

Notable New Listings

  • Here's a tale of two listings. #3 & #30 Blackcomb Greens are both 2 bedroom, one level townhomes right on the Chateau Whistler Golf Course. They have slightly different floorplans and outlooks but one is $749,000 and the other is $949,000. With a price difference of $200,000 which would you choose?...
     
  • Looking for a very affordably priced two bedroom townhome in Village North? #7/7A Glacier's Reach is a great option. However, priced at $379,000 you get what you pay for. A lesser quality of construction and a small floorplan at 789 sq. ft. but if you've budgeted under $400,000 for a 2 bedroom townhome close to Whistler Village then this is one of your only options.
     
  • If you're looking for a large home right on the ski run then your choices are limited. That's just the way it is in Whistler. There's not a lot of single family property here that sits truly right on the ski run. #14 Taluswood Ridge is one of them. The active listing inventory in the combined Whistler and Pemberton area currently sits at 614 active listings which is down by another 17 listings from 3 weeks ago. Following a year-long trend, Whistler listing inventory continues to sink to lower and lower levels and this is beginning to trigger an uptrend in pricing in some market segments.
