Market Report for University Acres for 2013, Fort Collins, CO
After temperatures in the 50’s last Friday Winter is back to Fort Collins! The high temperature yesterday reached a balmy 9’!! We are on our way back to our average temperatures (42 degrees for the first 3 months) though today with getting into the mid 20’s.
University Acres is a 1960’s neighborhood that I just really like (and happen to live in). There are a lot of brick ranches with basements and most have garages (1 or 2 car) and the lots are a good size. The neighborhood is adjacent to grocery stores, elementary and middle schools. Really the neighborhood is very centrally located within the City.

This is a popular neighborhood and it shows in the lack of availability. Prices are beginning to creep up into the $300,000’s in this neighborhood. As you can see the Average price is $293,264 (up 10% from $266,110 in 2012) with the Median being $287,500 (increasing 10% from $266,000 in 2012). 17 sales in 2013 is an increase of 24% from 2012. I am not surprised by the increase in units sold but the increase in Average and Median price does surprise me! With the continued lack of Inventory in this Neighborhood I look for prices to continue to climb.
