An Important Step In The New Construction Buying Process

By

Building a New Home in Woodbridge VAOne of the most fun and often overwhelming parts of buying new construction in Prince William County Virginia is picking all of your options for your home.  The builders design center contains thousands of choices for flooring, tile, faucets, sinks and even the handles you want on your cupboards.  It's an experience that can take hours to complete and you will change your mind a dozen times as you pull together all of the possible combinations.

I recommend to my clients before we head to the design center to check out magazines and on-line design ideas like Houzz.com

An important thing to keep in mind as you sort though all your choices is your budget.  As part of your purchase contract you may have a credit from the builder towards your options.  If so you need to keep a tally on where you are in relation to your credit.  Any option you add that goes above that amount will often require and additional deposit of up to 50% of the cost of the options.  It doesn't take long to add up.

Finished New Bathroom In Client's HomeAfter a long day of laying out all of your options and second guessing yourself a dozen times your options are picked.  Of course you will be checking on the progress or your new home and seeing all of it come together.  But the final reveal is on your last walk through when you see it all come together.

Cindy,

Great advice for being prepared.  The design center is overwhelming AND can be a huge budget blower if you are not careful.

It's a wonderful joy to be able to make a home yours, but preparation and knowing your design goals will help make it more enjoyable along the way.

All the best, Michelle

Cindy:  You make a great point about options building up.  Things can get away from you quickly.  Best to have a plan ahead of time ... after doing your homework ... and then try to stick to your budgeted expenditures ...

"After a long day of laying out all of your options and second guessing yourself a dozen times your options are picked." Well...sort of ;-) After spending a year remodeling our home, we realized several times that the options picked were ummm...changeable, with the right amount of notice. Thank goodness!

Cindy this is such a good post to help educate folks on the intracacies of new construction!

Picking out the options is a big part of the new home sales process . . . . sounds like you have it under control.

Good luck and success.
