This is just another reason why inspections are so crucial. Buyers should never waive an inspection even if it is a newly constructed home because some builders cut corners to save money on construction costs all for the purpose of mass production and maximizing their bottom line. 

Proper ventilation is so important to prevent excessive moisture buildup in your home.  Too much moisture can lead to mold formation which can lead to respiratory illness like asthma which can cause death. 

Bottom line:  Before you purchase a home, make sure you have a licensed inspector examine it.

There are just too many of these homes I have been inspecting with the same issues when it comes to venting a home the proper way.

At Desert Sun Home Inspections in Carlsbad, New Mexico.

 We really try not to raise too many "red flags". We don't want to be known as an "alarmist' when it comes from a Realtor talking about how a home get's inspected by Desert Sun Home Inspections.

Many realtors ask me if that is really an issue? I tell them it is and that's why it's in the report.

I want to find nothing at all when inspecting homes.

I would love to have a really simple report that say's I could find no issues with the home inspected at....

But this is not the case in 99.99% of the homes I inspect.

Lets take a look at the venting for the bath, This should have never been passed by the local building inspector in the first place.

Look at this bath vent exhaust on the roof.

Candy cane exhaust vent on roof.

This candy cane design is not allowed according to code. There is no back flow preventer in the system.

The proper way to vent a roof exhaust vent is to use the proper venting equipment like this kit below.

This is the proper venting kit to use. But I bet the builder was thinking using a couple of pieces of pipe and elbows was a lot cheaper than doing it the right way.

Venting is one of the things that builders seem to want to " cheat on" almost very time, isn't it?

Yep! Don't assume the builder has your best interest at heart. I always advise buyers to hire their own inspector and not rely on the builder's inspector.
