Roosevelt-Ravenna-Maple Leaf real estate market: demand falling prices stable

The median list price in Seattle’s Roosevelt-Ravenna neighborhood is $799,999   is down from  last week’s $812,500.   Inventory has been decreasing lately but the Market-Action Index  (MAI see below chart) is falling also.  With days-on-market climbing, these are relatively negative implications for the market. 

 

Supply and Demand

The  Roosevelt-Ravenna real estate market continues to get hotter.  More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices.  Current supply and demand levels show no sign of prices changing from their current trend. 

Price

Price trends in the Roosevelt-Ravenna-Maple Leaf market continue their recent uptrend this week.  While still below the market’s high point, we’ve seen a nice run recently.

60 days on the market tell me this area has a high or fast tunover arte and homes are selling. Not much inventory and sellers market for sure.

Hi Adrian... It'll be interesting to see what happens with this north Seattle market as we get closer to Spring, and the fact that the machinists and Boeing signed the 8 year 777X contract. It's almost hard to imagine that inventory is as low as 36 homes. Thanks for the market snapshot.
