People Buy Emotionally and Rationalize Their Decision With Logic

You are looking to buy a home and you are driving through the beautiful sub-divisions of Frisco. Of course you are doing this after you were pre-qualified because you really want to be looking at houses you can afford to purchase. The reason that is so important is because during your search you, your significant other or someone else involved in the purchasing decision is going to fall in love with something they see. The last thing you want to do in the home search process is get emotionally attached to something you cannot afford. Let's look at some examples with other purchases why this is so important. 

Buying a Car

When you last purchased a car, did you really think about what you needed or what you wanted? Does anyone really need a 2014 BMW 7 series for more than $70K? Perhaps but I bet the thought process is more along the lines of wow I would look good in that car. People would turn their heads when they see me driving that car. Besides (this is the key word here as the rationalizing starts now) it is  very highly rated in safety and the gas mileage is excellent. The brakes are unbelievable  front power 373-mm ventilated disc brakes. When I wanted my Ford Explorer Limited several years ago (no the regular Explorer was just not good enough) it was the fact that those safety side air bags on the passenger side made all the difference as I was just thinking about my wife's safety. 

Buying a Candy Bar

Yes we even do this with candy. It's about 3:00 PM and you start to get hungry. The good angel on your right shoulder says you can wait for dinner and the devil on your left shoulder says come on and check out the vending machine. So off you go to see what's in the vending machine: chips, nah; gum, nah; aah Reese's Peanut Butter cup, oh yeah. Yes what can I say I am emotionally attached to chocolate and peanut butter. Well it is 3:00 and I won't get to dinner until 7:00. I skipped breakfast so I probably have enough calories saved. It's cheaper than going out and getting a sandwich. Done.

The High Costs of Rationalization

Hopefully you see that when you get emotionally involved you will figure out a way to logically back up your decision. Above you can see how getting emotionally attached can cost you $1.50 for a Reese's, not too uncomfortable. Over $70K for a car, gulp, perhaps somewhat uncomfortable. Now imagine what it could cost you when purchasing a home. Please realize that when a real estate agent is asking you to get pre-qualified it is to protect both of you. Your agent gains protection that will help him properly represent you and be your advocate. More importantly for you. Searching above your budget can often lead to unrealistic expectations, missed opportunities and serious financial consequences.

When you find yourself looking for a home in Frisco Texas and I ask you have you been pre-qualified and if so what is your budget, I am doing this for for several reasons. Most importantly to help provide you with a great experience and fantastic results.

Jeff:  I've been the Lender that's had to tell someone AFTER they have viewed a home they love ... and CANNOT afford ... the bad news.  It ain't pretty.  But we see this all the time on TV.  Show someone a home 50K .. 100K .. more over their "budget".  No problem!  No wonder people think anything is possible and Lenders are just trying to spoil their fun ...

You are exactly right. Buyers buy based on emotion first (how they feel about the house) and justify their decision based on logic second (terms of contract). That's why it's important for sellers to make their homes emotionally appealing to buyers. Staging helps buyers fall in love with the home by staging every room in a way that brings out positive emotions. Once buyers are emotionally hooked, they are ready to make an offer.

Nice comparision on how we justify things we want.  It is much safer when purchasing a home to start at the beginning and decide what you need vs what you want and then get pre-approved to move forward.

Thank you for sharing. The rationalization of purchasing a home in particular is one that has many emotions. We can show many homes that are perfect on paper, but they just aren't "the one". Buyers do have an emotional tie to a house that they hope to make a home. It is great when they find the right one!

I think you did a good job of explaining emotions which later are justified by rationalization.  We all do it! ;)  I go a step further and request a pre-approval based on a credit check.

Jeff - Yes, this is one of the many reasons that prequalification makes sense.  It's also such a huge disappointment if you fall in love w/ something you just can't have.  Then, what you can have just seems lukewarm.

Laura - when you can merge those two it makes for a great client.

Rekha - gone are the days of being able to afford anything you want or need. The tougher legislation is actually helping in a way (hurting in others.)

Debbie - exactly. Qualification as part of the buing process is to help both the client and the agent. It helps limit disappointment on all sides.
