Real estate agents around the world have encountered this phenomenon from time to time. We sit with a buyer client and listed intently to what they are looking for in a home. Then we pull out all the stops and find the perfect home. The moon and the stars have all aligned and THE PERFECT HOUSE presents itself. It is priced very well, does not have 4 offers on it yet, is clean, is a great neighborhood, and smells nice too! Its PERFECT!

The buyers get excited and OH and AH all over the home for 3 hours. If we stay any longer looking at the home we will have to fill out rental forms. The listing agent has uploaded everything you need into the MLS and your buyers say...I think we will keep looking. You know this is just the first home we have seen.

If I am to understand this buyer response correctly, I believe I should hold on to the best property until I show you four dozen homes. Bu that time you will be ready to buy? In this market that can be dangerous. Wonderful homes generally don't last long. If you spend the night thinking about it, it is doubtful you will spend a night in it.

I am here to tell you, Mr. and Mrs. Buyer, that if the first home you see meets all your requirements, and you love it, make an offer now not later. It just means the spirits are looking upon you favorably and/or your agent did a great job finding you the one. Not sure where the idea came from that you cannot buy the first home you look at, but this idea could cost you the home that was meant for you.

So true! If the home meets the needs and expectations and the home buyer loves it, buy it. Agents know homes that smell and look good don't last long!

Peter, sometimes, they just can't get their arms around the "perfect house". But, they could well be missing out, as we know.

So true Peter.  I guess they think that they will miss out on an even "more perfect" home if the don't keep looking.  Unfortunately they actually miss out on the perfect home if they don't act fast in many markets.

It seems like Buyers are always second guessing themselves and trying to cover too many bases and in the end losing the one they liked best.
