where I was mentioning ahead of time a new rule for The Fort Myers and The Beach Association and the Cape Coral Association of Realtors MLS for Listing agents .A short sale with an offer has a new status. The new rule did happen and I couldn't be more pleased.
Many of us who tangle with the pain of short sales offers have to wait some 30-45 days before the bank answers.This has not changed. The bank will still look at multiple offers but now as we have a new status for short sale with an offer, which is Active Contingent Short sale, it makes it less appealing for other potential buyers to want to make an offer. After all, they have to deal with the short sale Loss mitigation itself,keep in contact with the listing agent, pray, wait for the response,buy a doll and put pins in it,wait more for the counter or not and pray again no one else will come with a better offer on day 35!
At least your clients/buyers in Lee County for Fort Myers,Cape Coral, Estero, North Fort Myers, Sanibel, Pine Island, Fort Myers Beach among others are more protected from attracting multiple offers.We will still get multiple offers but if you are a Real Estate Agent showing short sales: would you show properties with a Contingency on it? It will slow down the offers after you made yours.
