In today's sales and loan environment, we can work with you right from the beginning to determine if your home is eligible for certain types of financing. Or if an insurance company has certain requirements for seismic or wind tie-down systems, we can provid those coverage requisites as well.

Most loans on manufactured homes are likely to have certain foundation or structural requirements. Sometimes it is the site specific engineer's certification stating that the foundation meets HUD guidelines, and sometimes it is to verify that additions and modifications do not impact the structural integrity of the home. If the home does not meet the foundation requirements, we can assist with the necessary repairs.

However if your home is a PARK MODEL (above) or is a PRE HUD MOBILE HOME, (below) built before June 15, 1976, you can stop right there! It is impossible to get an FHA loan on a PARK MODEL or a manufactured home built before that year, no matter how beautifully you have remodeled or upgraded the home.
NOTE: A PARK MODEL is not a Manufactured Home or a Modular Home. It is classified as a RECREATION VEHICLE (RV). By DEFINITION a PARK MODEL must be under 400 square feet.
For the California homeowner, most loans will require a 433A, a recorded document known as INSTALLATION OF A MANUFACTURED HOME ON A FOUNDATION. If a search shows that a 433A does not exist, the only alternative may be to have us to install one of the many state certified permanent foundations available in California.
This process requires a permit from the local building department, as well as an inspection by a building inspector, their final approval and ultimately the recording of the document.
