During the housing boom of the early 2000's, Hundreds of Three Story Townhomes for sale in Seattle flooded the market. These units are some of the most practical designs available in the Seattle real estate market as they ultimately utilize the amount of space with functional design elements. The great use of space ensures that you don't end up with that boxed in feel that anyone who has lived in a condo can relate to.

As developers across the Seattle metro market looked at the challenges of creating new housing opportunites in an area with significant geographic limitations (think lakes, rivers, mountains, other large bodies of water) the three story townhome design was a natural fit for a region looking for expanded housing. Many of the older communities in Seattle, with their previous zoning, had no room for growth even though the housing demands of the city were not being met.

As the century turned, the city began to rezone many of the previous single family residential areas of the city and allow for multi family zoning and smaller lots. This kicked off the explosion of three story townhomes in the city as thousands were built between 2003 and 2006. 

Developers and Homeowners alike found this design to be extremely desireable because:

  • This design has three floors that allow the homeowner to have distinct areas of the home to inhabit (Wife mad at you? Head to the basement!)
  • Small managed Homeowners associations keep costs in check and allow for general upkeep to ensure the long term sustainability of the units.
  • The design often allowed builders to include a garage as a part of the ground floor design of the townhome.

The general design of the three story townhome uses the ground floor for a garage and one bedroom or extra den. That ground floor room will often have exposure to a small patio or some other outside access via a deck. In some cases this outside access will be fenced in giving the homeowner a very private area to enjoy their little slice of the city.

As you move into the second floor of this design, you are generally met with an open kitchen and living room design with one flowing into the other. Many homeowners will use the intersection of these two areas for the dining room although how you decide to utilize the open floor plan is really up to you entirely. The guest bathroom is also generally found on this main living floor.

The third floor will normally house two bedrooms (for a total of three bedrooms in most floor plans) and often times two additional full bathrooms. If you're lucky enough to get laundry in your unit, you would expect to find the laundry on the top floor with the bedrooms although when space is at a premium, we have seen laundry tucked in somewhere on the ground floor.

As builders took advantage of the new zoning rules at the start of the century, almost no area of the city has escaped this desireable design. This type of townhome began to show up first in communities like Ballard, Queen Anne and Capitol Hill, where space is at a premium. Quickly, the popularity of this design with young urban professionals and small families, dictated that the design showed up in Greenwood, Rainer Valley, Green Lake, West Seattle and just about every neighborhood in the city. 

What you quickly realize as you search for 3 story townhomes for sale in Seattle is there are not many of this style of home on the market. One of the reasons for this is people that bought them as they were being built have often kept the townhome as an investment and have been able to rent them while easily covering their mortgage payment. This is especially true in the areas of the city with easy commutes or public transportation to downtown as well as in the areas near any of the Universities in the city. 

Why Do People Buy This Type of Townhome?

We've mentioned a number of the reasons already. But let's recap and add a few additional reasons:

  • Great to hold onto as a rental
  • Lots of space
  • Generally have a garage and parking in the city can be a pain
  • Someone watching TV in the basement won't wake up anyone sleeping in the rooms upstairs (am I the only one that appreciates this?)
  • You can find them in every community and neighborhood in the city
  • Since the majority were built in the last ten years you will often see wood floors, stainless steel applicances and fixtures that won't need to be immediately replaced.
