We need a REALTOR!
Early morning of December 30, 2013, I received a call from someone I didn't know. She identified herself as the daughter of my mother's friend. She was the caregiver of another elderly lady who just passed away in her sleep. The son just flew in from out of state, and was going a little crazy with the many details pertaining to his mother's affairs. He mentioned that one of the things he needs to do is to find a realtor to help him sell the house.
Caregiver continues to care
How lucky for me that the caregiver Cynthia knows who I am...she called her mom who called my mom asking for my phone number. And before the morning was out, I had an appointment later that afternoon to meet with the son.
I rushed to my office to prepare a comparable market analysis and a listing presentation which I emailed, and then printed and bound in a book to give to the son in case he wants to write down some notes.
During the meeting, I felt the good rapport build up as we talked about his mother, what his plans are, what he is looking for. I tried to put his mind at ease when I told him that I will take care of all the details of selling the property including inspectors, cleaners and stagers, from beginning to end, and that I will be his primary contact. This seemed to appeal to him especially since he is from out of state. He was very appreciative that I came out to see him and of the listing presentation book I made for him, although we didn't refer to it even once during our meeting.
New Year's Eve listing
The next morning, he called me and said that after discussing it with his wife, he is giving me the listing. By 5 pm on New Year's eve, I had the listing agreement signed.
My team and resources
- The team: It will take a couple of weeks to prepare the house for sale before I activate the listing. My team of inspectors, cleaning and maintenance, handymen, trades people, home stagers, photographer are all scheduled for the job. As I told my new client, I am handling all the details.
Special member of that team: a brand new source of referral! I am thrilled to know that my mother's network is working for me.
