I have a new listing and the owner thinks he just got free management

Many of us have gone through this "misunderstanding" of our real estate functions. Once we get a listing for lease we also get to hire contractors to paint, clean, inspect; we get tenants calling us for broken appliances and missing keys on friday night.

Some agents are willing to go the extra mile and take care of this for free but at some point they realize, they are not making the best use of their time.

Realtors need to use their time in getting more listings and sell or rent poperties not fixing broken ovens.

What is the solution? Some are afraid of suggesting a property management company to the client because these will require to rent the property and promise to give it back to the agent when its ready for sale, but many of us like our rentals. It's hard to get a lisitng and now we have to give it up to a management company! Unacceptable.

From suffering this agravation multiple times we started Smart Condo Management that now is available in Miami and Broward COunties in Florida but soon will be franchising out to other states as the demand grows fast.

Smart Condo Management offers flat fee rates to condo investors starting from $99 per month making it an affordable solution for the owners to keep track of income, expenses, collect rent, answer tenant needs, coordinate property maintenance and more without taking the realtor's listings.

This service keeps the agent on the loop of what is going on at the property and automatically sets up any new rentals to his or her account.
