The Pike County Real Estate Sales Report for November 2013*. Currently in the Pike Wayne Association of Realtors MLS there are 1,776 active (single family residence, condo/townhouses, PA state cabin - non foreclosures) listings. They range from a 240 SF Mountain Cabin in Newfoundland listed at $23,900 to a 5-bedroom, 5-bathroom Lake Wallenpaupack Lakefront listed at $3,933,000. 

141 residential properties closed in Pike and Wayne County during the month of November. Currently there are 129 non-foreclosure pending listings in Pike and Wayne County (60 pending foreclosure listings).


Pike County Snapshot*:

  • 182 properties sold in Pike County in November 2013 - up 13.8% (160 properties sold in Nov 2012)
  • $237,481 was the average list price in November 2013 - up 5.74% from 2012 ($224,589 in Nov 2012)
  • $137,556 was the average sales price in November 2013 - down 26% from 2012 ($187,447 in Nov 2012)
  • 225 average cumulative days on the market - down 13.8% from 2012 (261 days in Nov 2012)
  • 2,462 active listings - down 20% from 2012 (1,453 active listings in Nov 2012)
  • 182 new listings - down 8.1% from 2012 (198 new listings in Nov 2012)

The average list price in Pike County was $237,481. The average days on the market was 225 - down 13% from November 2012. In Pike County, the data would indicate that more properties sold this November than last November, the average list price increased and the average sale price was down (26%) from November 2012. There is a 20% decrease of listings on the market during the month of November 2013 from last November. We are seeing less listings for November 2013 than we did last November -inventory is tighter, less homeowners are selling their homes. Homeowners that are selling their homes are starting to list them higher.  By listing at the appropriate market value, homeowners may sell their home faster and for more money than overpricing their home and letting it sit on the market with price reduction after price reduction.
