My general manager always emphasizes that we tell our sellers the appraiser will "add" value if there's increased square feet. Most of the other stuff is cosmetic, deferred maintenance or they simply got the benefit of living in the home for x # of years. Also, we tell the sellers that the appraiser has no way to get into a house that has closed for comparison. I have a list of upgrades that appraisers use in NJ if you would like to see it. Just let me know. It goes by different price points and then gives a % to add. When the sellers see this, it's very eye opening. I had a seller spend $300k on a backyard extravaganza. The appraiser gave them $50k for it. I told them upfront what to expect and reminded them they got the enjoyment of it for years.
FYI, here's a couple of suggestions. 1. Add the area you serve in the headline and throughout the blog., i.e., "What's my Princeton NJ Home worth?" 2.Put the image on the top right of the post and wrap the text around it.
