What's My Home Worth?

As spring approaches that is a question that a lot of homeowners are starting to ask themselves. With warmer temperatures and the kids off for spring break many home owners are starting to wonder if now is a good time to put the house on the market.  

 
So now comes the question:  What is my house worth?  
 
1.   Is it worth what we paid for it?
2.   Is is worth more because we added tile?
3.   Is it worth more because we added an accent wall?
4.   Is it worth more because we're a corner lot?
5.   Is it worth more because we're in cul-de-sac?
6.   Is it worth more because we don't have any neighbors behind us?
7.   Is it worth more because we don't have any neighbors next to us?
8.   Is it worth more because we're in a gated community? 
9.   Is it worth more because we're have a swimming pool?
10. Is it worth more because we have a 3 car garage?
11. Is it worth more because we have a 4 car garage?
12. Is it worth more because it's a single story?
13. Is it worth more because it's a two story?
 
These are just some of the questions that will cross your mind as a potential seller.  No the answer to all of these questions is it depends.  When you put your house on the market you look at all those questions, but you also have to look at some other things:
 
1.  What did homes sell for in your neighborhood that are similar to yours?
2.  How soon do you need to sell?
3.  Are your "upgrades" really upgrades?
4.  What time of year are we putting our home on the market?
5.  How much competition will I be facing?
6.  Can buyers get financing? 
7.  Does our home show well?
8.  Is our home being exposed to a large buyer pool?

Hi James,

My general manager always emphasizes that we tell our sellers the appraiser will "add" value if there's increased square feet. Most of the other stuff is cosmetic, deferred maintenance or they simply got the benefit of living in the home for x # of years.  Also, we tell the sellers that the appraiser has no way to get into a house that has closed for comparison.  I have a list of upgrades that appraisers use in NJ if you would like to see it.  Just let me know. It goes by different price points and then gives a % to add.  When the sellers see this, it's very eye opening. I had a seller spend $300k on a backyard extravaganza. The appraiser gave them $50k for it.  I told them upfront what to expect and reminded them they got the enjoyment of it for years.

FYI, here's a couple of suggestions. 1. Add the area you serve in the headline and throughout the blog., i.e.,  "What's my Princeton NJ Home worth?"  2.Put the image on the top right of the post and wrap the text around it.
