The Home Buying Process – Choosing Your Orange County Realtor

No doubt about it; buying a home, especially in expensive Orange County, is a big, exciting, scary deal.  You have a lot on the line and many things can go wrong along the way.  It’s not like you can just pick it out and say, “I’ll have this one; wrap it up, please.”

The job of a real estate professional is to help you find that perfect home for your family, but more importantly, to make the home buying process efficient, stress-free and successful.   Close communication between and your realtor is the best way to achieve that goal.  It is a relationship that begins with your first contact and continues after you have settled into your beautiful new home.

So how do you find a good Orange County realtor?  The very best way is to ask friends and relatives to refer you to someone with whom they have had a positive experience.  Find out what they liked about her and check her out online as well.  You can get a feel for her experience and style from her website, blog or Facebook page.

You can conduct a phone interview with the realtor, to determine whether you can work together but a face to face meeting is best.  At this time, you can share or email any properties that you have already found online that interested you.  Her responsibility is to discover your needs, interests, and concerns before developing a home search plan.  She should also explain the roles of buyer’s agents, seller’s agents and dual agents.

Finally, the fun part!  Your Orange County realtor will get to work right away to introduce you to neighborhoods and properties that meet your requirements by:

  • ·         Pre-selecting properties for you to view
  • ·         Presenting your needs to other agents in her network to gain access to properties that may not have reached the open market yet.
  • ·         Saving time by pre-scheduling showing appointments.
  • ·         Provide more detailed information on homes that particularly interest you.
  • ·         Prepare a preliminary estimate of the costs associated with buying a specific property.

As soon as you find “the one”, the agent’s real work begins.  But that is the subject of my next post.
