What Will the Home Inspector Find on Your Clarksville TN Home?
Home inspectors are part of the home buying process and because they have been around for 20 years in Clarksville TN and I have seen and read 100's of reports. I have had the home inspectors point out what they see and have had many conversations about troubled areas in homes. It is somewhat of a love-hate relationship with home inspectors.
Though inspectors have different experience levels, use different methods and reporting systems, they do seem to all follow a somewhat standard method of checking out systems and the structure. I contacted several Middle Tennessee home inspectors and asked them to share with me some of the most frequent deficiencies they find in Clarksville TN homes. A prepared seller can head off repair requests from a buyer by having the home in really good condition.
So Clarksville sellers, though this isn't a full list of possible repair items in your home, it is a list of items that you may have not even thought could be a problem.
What Will the Home Inspector Find on Your Clarksville TN Home?
- Gutters are drooping, full of leaves or have pulled away from the fascias.
- There is soft or rotted wood at doorways or in soffits.
- The roof is missing shingles or has obvious curling or lifted shingles.
- The boots around plumbing or gas pipes are cracked. This is almost impossible to see from the ground.
- The downspouts are dumping water next to the foundation and need routing way from the house.
- There are missing or torn window screens.
- The paint is peeling on trim, windows, doors or the crawl space door.
- The HVAC condensation discharge pipe is not extended away from the unit to prevent pooling.
- The ground against the foundation is too low and will cause water to settle under the house.
- There is no moisture barrier under the house.
- There is mold or mildew or water under the house. This is a big problem in Clarksville.
- Branches are touching or rubbing against the house and roof.
- GFIC is not working.
- HVAC is not cooling properly.
- The breaker box is a brand that is known for being unsafe.
- There are loose or uncovered wires in the attic or under the house.
- There is severe settling of concrete pads or walkways.
- The water heater is located in the house and doesn't have a pan under it and a drain to the outside.
- The freestanding range does not have an anti-tip bracket installed.
- There is a small leak under a sink you haven't even noticed. Most likely a drain pipe needs tightening.
This list is just a start but if you are preparing for a home inspection on your house, check these out first and you may pass the inspection with flying colors.
