Princeville Kauai condo (and house) update for the week of Jan 5th to Jan 11th

It’s been a beautiful week in Kauai after some cold days which got into the 60′s. This is the one time of the year where it’s very easy to distinguish locals from visitors, who are all parading around in shorts and tank tops while locals dig out their jeans and sweat shirts.

Nihilani is finally building the last building in the complex. The lot for building 12, which up to this point has handled overflow parking, is now under construction with a tentative completion date in Apr 14. Due to the economy, the builder never completed this last building as he had a great deal of trouble selling his existing inventory.

The building consists of three units – the downstairs, single story Moana with 1406 sqft, and the smallest offering within the complex; the second is the popular townhouse style Makani with 1874 sqft and the third is the largest unit, the Mahina which is a single story upstairs unit of 1972 sqft. Pricing was just released: Moana is $595K with HOA’s of $478, Makani is $675K with HOA’s of $637 and Mahina is $665K with $689 as the HOA. New Listings:

A 2 month share at Plantation 621 is available for $159,500. The time period available is from May 8 to Jul 7. The entire unit was purchased for $550K in 8/05. Sealodge B3 is now on the market after selling as a bank REO for $215K in 11/11. It is priced at $364,100. Emmalani Court 512 is listed for $485K after selling for $700K in 5/07.

Back on the Market:

Hanalei Bay Villas 4 unfortunately fell out of escrow and is now back on the market priced at $699K. The prior sale was in 7/08 for $845K.


Fractional share Cliffs 3304 found a buyer with a list price of $69,900. It sold back in 6/89 as a leasehold unit for $115K and converted to fee simple in 6/89 for $21,200. Ocean view Sealodge H2 went into escrow while priced at $375K after selling for $128K in 7/98. Emmalani Court 523 was listed for $395K as it went into escrow. This unit sold for $320K in 11/02. Plantation 1121 is now in escrow while priced at $619,500. This upstairs condo was purchased for $700K in 6/07.


Bank owned Sandpiper 210 which came on the market with a low price of $222,750 ended up closing at $275K. This unit sold for $535K in 6/05 and was foreclosed on in 11/13. Paniolo107 sold as a bank REO in 1/12 for $138K and needed some work. It closed this week for $330K while listed for $379K. Nice to see someone making money in real estate again. Plantation 1411 closed for $482,500 while listed for $499K. This unit sold for $575K in 7/07. Nihilani 9B sold for just a dollar less than it’s original purchase price of $600K in 4/09, closing at $599,999 cash. It was listed for $665K.

Price Changes:

4944 Emmalani Drive came on the market 373 days ago priced at $895K, after selling for $315K in 8/99. There was one prior price reduction and the second one occurred this week as the home went from $849K to $829K. 4133 Rooke Place has only been on the market 36 days when it made a price adjustment from $1.950M to $1.499M. The last sale was for the land in 6/03 for $383K.

Well that’s it for this week. Quite a bit of condo activity but not so much in the residential area. We’re getting off to a slow start with only 19 sales as of today Sunday compared to a total of 49 for last January. I think it’s important to support our local businesses as much as possible so check it out – along with all the other great places in the Princeville Center. These businesses are just another part of what makes Princeville so special.
