When listing a home tell the seller to list for several thousand more than they wanted. Yes ask them to list for more! Then offer to the buyers "seller will pay your mortgage for the first 3 months". Just think, if you are looking in a neighborhood where the prices of houses are pretty comparable and you see one where the seller will pay your first 3 months of mortgage, which one would you be attracted to??? It is a GREAT selling point, plus it gets you a little extra commission.

With condos, sellers will sometimes offer to pay the condo association fee for a year after closing.
