For many years there has often been a lot of confusion about Foundation Requirements from many if not most lenders that finance HUD Manufactured Homes on Resident Owned Real Estate be it a Condo Conversion, Sub Division, Planned Unit Develpment (PUD) or a private lot or parcel.

 

Additionally and equally as important many insurance companies that insure Mobile or HUD Manufactured Homes also require State Certified Earthquake Resistant Bracing Systems (ERBS) for homes in Zone 4 Seismic areas as well. 

 

In this two part series ON THE LEVEL will endeavor to better educate both the Real Estate Professional and the Homeowner, Buyer & Seller in order to help all parties involved in a Mobile or Manufacture Home transaction be better informed before you run into an 11th hour crisis that could end up costing all parties a deal.

 

OnTheLevel has been providing foundation installation, retrofitting and  repair services and consulting and legal services to homeowners, lenders and insurance companies for almost 3 decades for one or more of the following reasons: 

 

ABESCO TUFF 1 FOUNDATION PIER

 

PERMANENT FOUNDATION:  To meet lender Permanent Foundation requirements for Cal-Vet, VA, or FHA-insured loan (often required after a determination by an engineer).   Permits required in California. 

 

ABESCO EARTHQUAKE RESISTANT BRACING SYSTEMS COMPONENTS

 

SEISMIC RETROFIT:  FOR INSURANCE COMPANY - Because most of California is in a zone 4 seismic area most insurance companies that insure Mobile and Manufactured Homes must meet the seismic safety requirements of an insurance underwriter in order to obtain an earthquake policy.

 

SEISMIC RETROFIT:  FOR HOMEOWNER - In many if not most cases most Mobile & Manufactured Home owners wish to upgrade their home by installing a state-certified Earthquake Resistant Bracing System (ERBS) to give the homeowner peace of mind.  However a State Certified and approved ERBS system and permits required in California.

 

Many Real Estate Professionals, Lenders, Title & Escrow Companies as well as Homeowners, Buyers and Sellers are not familiar with Foundation requirements and myriad nuances by many if not most lenders of Resident Owned Manufactured Homes.

 

Nor are many Real Estate Professional, Homeowners, Buyers & Sellers aware of the requirements of many if not most insurance companies offering policies on Mobile & Manufactured Homes in Zone 4 seismic areas.

 

ON THE LEVEL is making it our mission to better inform and educate the Manufactured Home Community at all levels in hopes that should you ever be involved with a HUD Manufactured Home transaction you will be better prepared and less likely to have a transaction become mired in confusion due to lack of knowledge and understanding of the aforementioned requirements.

GOOD MORNING JOHN ... now this is a unique blog -- mostly about MHs! There is a lot to learn and know about the topic - we have MH subdivisions in Tucson, and even some "prefab" as they are called on Mt Lemmon - and that in itself takes some interesting foundation work to prepare for erosion and being on hillsides, etc.

Hi Gabrielle, We have done a tremendous amount of work in both foundation retrofitting and engineered certification over the years. In fact I actually have an inactive Manufactured Home Contractors license for AZ. We slowed down on actual hands on retrofitting because we found a local conractor that could to them for us. However, we do still have some engineered certification and affidavit of affixture business in AZ.

Thanks John.Appreciate the detailed information about foundation retrofitting for manufactured homes, and the 433A conversion process. Many lenders, real estate agents, and the public in general are often not clear on this process.

I have a mobile home in san diego county. I own the lot and pay property taxes on the lot ($1200/yr) but with the MH I believe I’m saving a lot keeping it registered with DMV as a mobile home. I want to implement engineered seismic bracing to complement my seismic jacks but don’t want to get saddled with more property tax, due to having to submit a 433 form.
