Bradford Hills sales doubled in 2013 compared to 2012! Prices were up and Days on the Market were down. All good things for any neighborhood.

Sales prices show a 5% increase. With the variety of floor plans in Bradford Hills, the home sizes can vary from 1200 square feet to almost 3000sqft. These larger homes often have finished basements.
For this reason we also looked at the Sales Price/Square Foot. These numbers increased from $91.39 in 2012 to $100 in 2013. This resulted in a 10% increase!
Bradford Hills tends to follow closely with Holt Woods since the same builders built them. The floor plans are largely the same as is the square footage.
Holt Woods saw a 14% increase in the Price/Square Foot. The sales prices were also about 10% more than in Bradford Hills.
Compared to the Nashville area in general, both beat the average. Nashville Real Estate sales were up 15% in 2013 compared to sales in 2012. Median prices increased 11%.
Bradford Hills currently has 6 homes listed as Active in the local MLS. 3 of these properties have inspection contingencies, leaving only 3 homes for sale.
That's less than a 2 month supply of homes. Anything less than a 6 month supply of homes is considered a Sellers Market.
There are 4 pending sales with an average asking price of $205,900.
Home sales are expected to increase in 2014 throughout the middle Tennessee area.
With low inventory, Bradford Hills Homeowners considering a move in 2014 should consider getting their homes ready for sale earlier than usual this year.
Bradford Hills is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.
