How do I prepare my home for sale?
The real estate market has soared during recent months and homes sold over list price more often than not just days after they were listed. Traditionally the real estate market slows down around the holidays. Although home values remain strong there are fewer buyers who are more selective.
Mr. and Mrs. Seller what can you do to promote your property to these buyers?
1) De-clutter your home. It is fine when you live you life in your home with your treasured items but when you decide to sell your home prepare it for sale so you sell for top dollar. You are competing with other sellers and wouldn’t it be great to find that buyer who loves your home and is “sold” on it? Buyers see many homes that they compare to find the home that fits their lifestyle best and when your home is cluttered they can’t find themselves in the space and will move on to the next property.
2) Curb appeal is important. Plant some fresh flowers and keep the shrubs and grass neatly trimmed. If your front door could use some sprucing up paint it and add a brass kick plate. Keep the curtains/blinds open.
3) Find the right real estate professional. You want someone who knows the market and will price your home right. Sellers tend to see their home as the best home on the block but buyers are more selective. You don’t want to overprice your home and wait for real estate values to catch up. Buyers will wonder what’s “wrong” with your home if it “sits” on the market longer than other homes. In a stable real estate market homes sell generally within 2% of the list price.
4) It is difficult to be objective but try to be as close as you can be. Sometimes the first offer is the best offer, because when you are first listed buyers don’t want to “miss out” on the opportunity to own your home.
5) If your home is vacant hire a professional home stager. Buyers can’t visualize living in a vacant home but they can if it is furnished like a model home.
