COME DON'T COME

Beware of the mixed message. That is where one of your hands is beckoning for someone to approach and the other is shooing them away. Come don't come. Which one is it? The compelling part of all this is that sellers or agents may not be aware they are doing this

BUY DON'T BUY

Not available to show is a mixed message. It either is for sale or it is not. For those that are tempted to argue, when you are moving a product worth hundreds of thousands of dollars that changes people lives, product and people involved must be available. NO STORIES HERE

REPAIRS AND TOP DOLLAR

Please: No explanations about how things have to be done or didn't get done or that's the way it is and you want top dollar as well? You cant have it both ways. You want top dollar and the buyer has to make all the repairs too? Either discount for repairs or make them and hold your pricing

I HAVE THE GOLD...I RULE...YOU OBEY

Courtesy can cure a lot of things. Manners, respect and service attitudes move a deal forward. Go ahead and play I have the gold and I rule and you don't...but you are complicating a very simple and pleasant experience not to mention the sour taste in the air traced back to you

COME LET US REASON TOGETHER...BUT MY WAY ONLY?

Get so emotional that you shoot yourself in the foot. Cooler heads prevail and if one lets their emotions loose, it is an invitation for the other side to do the same. WHY? Blessed are the peacemakers for they shall inherit the escrow is all I have to say here. Relax and do business

DIDN'T YOU USED TO BE THE BUYER?

Will sellers please take a moment and ask themselves how they would like to be treated? Can they remember their own purchase experience and share what they would have liked to see happen? Then, implement those things and more. You will get your due and then some

WHY NOT MAKE IT MEMORABLE?

When all honest effort is made to put a property into the selling mode and then onward to the SOLD mode, then the promised land which is close of escrow takes place. It will not only be a pleasant experience for all parties to receive the value they contracted for but a memorable one too. Years go by and these major events all add up. This is a chance to spread some goodwill

FIDUCIARY & FAIR & HONEST DEALING

Now you can do whatever you want. But ask yourself this. What values did you gain by doing it and will it stand the test of time? The conscience is not so easily dismissed as we sometimes would like it to be...Keep it fair and square
