So ... Imagine that! They offered......

So, right after leaving my REALTOR's office to handle my listing, I headed for "bridge club" said Thelma. Whew, I was almost late but the girls were all waiting to hear just how it went. I told them that Brad was the nicest man and he answered all my questions. I said "We did have some discussion about pricing my home. He said that the comps indicated $500,000 but I feel it is worth $600,000. After a long discussion, we agreed that I may be high..... but that's ok.... we also agreed that $500,000 would be my bottom line. Whose the dummy.... hand?"

 

Later that evening:

"Did I hear that you were selling your house?" asks Erline after the card game?

"Why yes", said Thelma

"Real estate is sure a topic of discussion these days. I think that my niece is in the market. Who is your REALTOR? asks Erline.

 

Six Weeks Later Thelma is talking to her neighbor as she is packing for the move:

......Yes Blanch, we're closing tomorrow. The whole transaction went very smoothly. Your new neighbor is the nicest young couple. She is Erline's Niece and her husband. The only thing about this whole transaction that just doesn't make sense is HOW DID ERLINE'S NIECE KNOW TO MAKE HER HIGHEST AND BEST OFFER $500,000?.... so imagine that....

 

The Moral of this story

Let your REALTOR handle all home selling discussions. Refer all inquiries to your REALTOR and don't give out any information that could be used to negociate against you.

Jay - May seem like a fairy tale for the buyer, but the seller literally gave away ANY chance of negotiating bu telling the wrong people the "inside scoop". Thanks for being here.

HA! I had a client under contract go to the previously scheduled open house (against my advice) and he told the agent all about the changes he was going to make to the house. When home inspection negotiation came, we lost our hand since they knew the client planned on tearing down certain things. Good story, thanks for sharing!

Boy, that's a good lesson eh Brad? I hear about these "private - no agent involved" sales from time to time - and always think to myself, "wonder how much value you left out of the sale" and further, "did the buyer get an inspection?" " What if something goes wrong?"
