Belle Creek Monthly Market Minute December 2013

Home Sales in Belle Creek continue to hold steady when compared to November.  As autumn and winter approach, it is normal to see some seasonal slowing, as evidenced over the past few months.  In Belle Creek, there are very few homes for sale, so it stands to reason that we will see fewer closings.

  • The turnover rate in Belle Creek for December was 10.9%.   When compared to the late summer months, this number has decreased somewhat.  However, this number is unchanged compared to November's 10.9%.
  • Average Days on Market for all Belle Creek homes is 26.  This number has increased slightly over October and November (22 and 23 days, respectively), but is still a decrease over over August's number of 34, and 27 DOM in September.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 26 Days.  This is an increase over the past 3 months. Home owners with larger homes - 1900 square feet and up -  have been selling in an average of 20 Days on Market, a significant decrease over the past several months.
  • Average Sold Price for all homes was $211,856.  The average sold price per square foot for all homes was $135.  These numbers are still strengthening in Belle Creek.  Cottage style homes sold for and average price of $199,946, while the larger style homes sold for $243,598 on average.

There are currently 2 homes available in Belle Creek (this does not include the dirt-start Oakwood inventory).

I still believe that in 2014 we will continue to see an increase in sold prices in Belle Creek, although probably not as dramatically as in 2013.
