While it is important to have all these things working together, the one mistake I see most commonly made by sellers is their willingness to accept poor MLS photographs, often taken with the listing agent's cell phone.

The quickest way to lose a prospective buyer is to use photographs of poor quality. Having photos in the MLS taken with a cell phone is not in your best interest. Remember, these are the photographs that will be syndicated all over the internet. I see sellers willing to accept this kind of poor service from their listing agents all the time. You should demand agents use professional photographs or hire an agent who does.

It is crucial to have professional photographs to showcase your home's features. The internet has become the first showing. If your MLS photographs are bad, then buyers will move on to the next home.

Sellers in our area are very fortunate. We have an abundance of professional photographers who cater specifically to real estate agents and their listings. For right around $100, your real estate agent can have 50-60 professional photos taken which includes a virtual tour and YouTube video.

That's a lot of internet marketing value for such a low price. There's really no excuse for bad MLS photos. Besides, professional photographs may have your home sold in a day. 

Just look at the difference professional photographs on the internet can make. The home featured in the link sold the first day on the market for $10,000 over asking price. Isn't that what you want to have happen? Don't be willing to accept mediocrity from your listing agent. Demand professional photographs in the MLS.

Good morning, Tammie....photographs are most important.... some agents have high end equipment for those photos but quality, crisp, clean photos can be attained without high end equipment.... those who have it, are fortunate and more fortunate that they know how to use it...

Hi Tammy, It's one of my pet peeves when looking through the MLS photos when I come upon a listing that has few photos and the ones they have are crooked, sideways, or really small. Every seller should look over the photographs and OK them before they go on the internet.

Barbara - I realize that some agents have their own high-end equipment and learn how to properly use it to showcase their listings. I have chosen not to do that. I am a real estate professional not a protographer. I always tell my clients it's important to use a professional for all the services they require. How would it look if I then tried to pass myself off as a professional photographer?

Roger - Agreed.

Sheila - I spent about $400 on a camera last year to get wide angle photos. It's great for shooting photographers for blog posts but for my listings, they get the advantage of a professional photographer.

Cindy - I know an agent in our area who regularly lists million dollar homes and shoots photos with her phone. While I think this is a terrible practice on the agent's part, I blame the sellers for accepting that kind of service. If sellers stopped hiring these agents, they'd have to change their ways to get business.

Bad photographs is a good way to lose a buyer agent as well. If the pictures stink then I often pass over them when searching. It is such a small cost with a huge return on investment.

Tammie, if I could get professional photos for around $100, I would definitely go that route. But, this is a small area and only one professional photographer....tooo expensive.

You are spot on about the need for professional photos, Tammie. $109 isn't a bad investment for a quick sale. Bad photos are right up there with few or no photos, also, which I see too often. I can only assume that those listing agents are working for a discount rate.

Tammie, Good photos are a must. I got a new listing last week and the cleaning team has never finished the cleaning. I need to get my photos taken. Without them it will sit on the market. The seller has left the state. Soon I hope it will be ready.
