Needs and Wants V. Inventory!

Needs and Wants V. Inventory by Richard WeisserPotential home buyers in Coweta County Georgia must first face one stark reality:

There are less than 650 single family houses listed for sale on the MLS. There are also currently 250 house under contract.

This translates to slim pickings in general, and as each additional criteria is applied the number of homes available for sale drops dramatically.

For example, if you want a single level home with a full basement from $200,000-$250,000 there are only three that are available as of the date of this article. If you want one less than 20 years old there are NONE!

In times of low inventory buyers have only two choices:

Wait until a house that meets their needs and wants shows up on the market OR:

Modify their needs and wants and compromise.

Sellers take note! It’s a great time to sell in Coweta County GA!

Our market looks very similar to yours. However, I don't see buyers compromising. Instead, they turn their focus to new construction. As a result, builders can't keep up with the demand and prices for new construction are rising. It seems to me that compromising would be a wiser choice but that's not what I'm witnessing.

Richard,

Great detailed info!  Modification is likely a great option or waiting quite a while.  It's a whole new world as we continue with low inventories for 2014.

Being ready to buy DAY ONE it comes on the market would be key here to.

All the best, Michelle

Re-blogged and suggested!  I don't think people understand that it is only going to get more expensive nd the longer they wait the harder it will be...  at least in your area and around my area;)

Somewhere in between the needs and the wants, the "it will do" will come out.

Richard, there is a real shortage here, too.  I was just looking at what's available in upper Northwest DC.  Um, almost nothing!
