Richard - sounds like inventory is low. Hope buyers in your area read this and take heed.
Our market looks very similar to yours. However, I don't see buyers compromising. Instead, they turn their focus to new construction. As a result, builders can't keep up with the demand and prices for new construction are rising. It seems to me that compromising would be a wiser choice but that's not what I'm witnessing.
In my home town..under $150,000, there are 14, 6 have offers only 5 are habitableand only 3 will come close to going FHA or VA.

Great detailed info! Modification is likely a great option or waiting quite a while. It's a whole new world as we continue with low inventories for 2014.
Being ready to buy DAY ONE it comes on the market would be key here to.
