Seller, Those Speed-bumps Can Hurt Your Sale!

 

Imagine you're a buyer with a list of four homes to see this afternoon.  You intend to make one your own after seeing each and have the cash ready to go.

 

Your agent confirms viewing appointments and you're off to choose your next home.

 

The house numbers used in this story are provided for example only.  We see many different conditions in houses.  Your experience may differ because your  real estate agent adapts and overcomes. 
 

    Don't Let Speedbumps Slow Down Your Sale 

    

 

At house # 1, the lockbox holding the key is missing and no one's home.  The listing agent answers their phone, but can't arrange for you to get in until later.

At house # 2 the Seller greeted you at the door and told you EVERYTHING!  You didn't get a chance to walk through the house and picture living there.  You didn't have a few minutes to just stop and listen to neighborhood sounds.

Sorry,  this was  uncomfortable and you couldn't wait to escape; this is a no-go.  Next?  

 

 

 

At house # 3 there is so much stuff you have to turn sideways just to make it between the living room chairs.  Two bedrooms are locked so you have no idea what's in there - and your imagination runs wild.

Sorry, there's no way you're getting a full priced offer when you're hiding something behind closed doors;  this is a no-go.  Next? 

 

 

At house #4 everything looks, feels and smells - well, clean!  Clearly the Seller has cared for this property.  They have kept it maintained and repaired.  What a gem!

 

GREEN  LIGHT! No speed-bumps to stop the sale.

 SOLD,  you wonder why you bothered looking at homes that may not REALLY have been for sale.

 

 

Don't bar home sales     

Selling your home requires more than good location and market pricing. 

 

It must also be available for buyers to see and be in selling condition.  

 

 

 

If you are thinking about selling your home, be sure to understand how to increase your chances of success.  Remember, those speed-bumps can hurt your sale!

Hi Rebecca -- ah, yes those speed bumps can be quite annoying.  Navigating around them or avoiding them entirely will make the journey so much more enjoyable.  It's true if it's a trip to the grocery store or buying a home.

It does make it a little harder to navigate the sale but we agents have learned to watch for them.

Rebecca: I just wrote a similar blog, asking the seller to hold off until the home was actually ready to sell. How do those others expect to get top dollar for their home? Or any dollar? But you got the job done for your buyer. Congratulations.
