Village Of Providence

I've published many posts about the Village of Providence in Huntsville Alabama (the previous link will take you to just a few).  Not only do I write about the Village of Providence because of the beautiful homes for sale and love the architectural styles, but I also work here in the Village and believe in its growth.  A new Phase 8 is currently in progress across from Indian Creek and the Indian Creek Greenway overlooking homes originally built in the Village of Providence.  Phase 8 homes will be Bluff View and Courtyard style homes.  Lot prices are in the $170's and $180's....watch for future articles and updates of the area.  

The Village of Providence is very walk-able to local restaurants and business with its great location on the north side University (Hwy 72) at Providence Main St.  Quick access to University shopping and restaurants makes for great convenience and Research Park Boulevard, State Route 255 will take you to I-565, the Redstone Arsenal, Bridge Street Town Centre and downtown Huntsville Alabama in a matter of minutes. University Drive East will take you to downtown Huntsville and the Memorial Parkway and west to Madison, Athens and I-65. So in my opinion the Village of Providence is the perfect location to live and for commuting to work and being close to the necessities.  

Originally my office was in Downtown Providence area in a rather real estate or "lawyerly" looking office which was very nice, but needing more space and not wanting to move out of the Village of Providence we moved to the second floor of the CVS Pharmacy with added space and the opportunity to design an office unlike any other real estate office.

Although technically still in winter and just past the holidays most areas including the Huntsville area are experiencing a seasonal lull or slow period.  My personal business didn't experience a slow down until the last two weeks or so, but I've already noticed an up swing in activity from both buyers and sellers and expect 2014 to build on the last three years of growth in the market.

In the last 3 months 6 properties have sold in the Village of Providence, one was a condo selling at $215,000 the rest were single family homes that sold within 1.2% of list price after spending an average 127 days on the market.  There are 5 currently active condos from a 1 bedroom 1 bath, 916 square foot condo priced at $145,000 to a nice size 2,797 square foot luxury loft  priced at $333,000.  There are 11 homes for sale from a 3 bedroom 3bath 1,895 square foot Bungalow to a 4 bedroom 5 bath 4,357 square foot Traditional statement of elegance.
