Just wanted to share with my fellow realtors my experience in the last two weeks in working with buyers.

 I get most of my buyers via the internet. I spend a lot of time giving them information on the homes that they are looking for.

 I make an extra effort to give them every detail available about each home they are interested in.

I recently worked with two buyers that are looking for a second home in Daytona Beach Florida. After carefully driving them around and showing each home they showed interest on I try to get some feedback on what they like and dislike about each home I showed them.

With this particular buyers they liked all the properties. They were all what they were looking for. Surprisingly I found that hard to believe because there is always something negative and positive with each home.

After spending 3 to 4 days with each buyer I wanted to narrow it down to maybe two homes so we can see if they want to put an offer on any one of the homes.

The response I get from both is the market is still going down and they want to pay the lowest possible price. My response was we can negotiate and hopefully come up with a price that the seller and the buyer can be happy with.

They both needed time to think about it and the final answer I received was that the Taxes are too high to pay for a second home.  Both buyers were from Canada.

I spent two weeks with both buyers and they knew the Taxes before we went to see each home.

I cannot change the Property Taxes, Only us Voters as a group can do it. Lets hope we can make a difference in November.

Joseph ~ Sadly to say..The same thing happened to me!  I spoke with customers/clients from the USA (2 practicing Lawyers)I emailed back and forth for a few months until they finally decided to fly here on vacation to purchase an ocean front home for summer vacations... I drove them around for 2 FULL DAYS across Nova Scotia sea coast (This is where they wanted to buy).  In the end they did not write on any properties and said that they would call after they went back home and decided what they wanted to do.  Well ~ needless to say they didn't answer their telephone at work or home and didn't return any emails to me, so I finally decided to GOOGLE their names and come to find out (They are Real Estate Practicing Lawyers) THEY TOOK US FOR A RIDE.....THEY USED US TO GET TO see NOVA SCOTIA!  They are going to write up their own contract.  Total time spent on these potential customers/clients = 1 week wasted.

It happens sometimes.  All we can do is think back on what we could have done differently to make sure the buyer was a "buyer" and not a tire kicker.
