Why Mr. and Mrs. Seller Can't Sell Their House

There is a house on Fleming Island that has been for sale for a long time. It isn't the best house on the market, but it isn't the worst either. With only 4 months in inventory, this house should have sold a while back, but it hasn't. 

Mr. and Mrs. Seller are so helpful when buyers come to visit. They never leave when buyers and their agents come to visit. They give them a personally guided tour, pointing out every feature of the house, both small and large. They don't really trust people in their house, so they hover over anyone who is in the house, never giving them a moment along. They don't understand why nobody stays long when they come to their house and why their great house hasn't sold.

Mr. and Mrs. Seller's real estate agent explained to them when they put the house on the market that it is best for the Sellers to leave the house when buyers and their agents come to visit. But Mr. and Mrs. Seller thought they knew better than their agent and they didn't believe that it really mattered whether they left or not. Or rather, they didn't care whether it mattered or not - they just weren't going to listen to anyone's advice. 

Some people are their own worst enemy when they think they know better than the experts. They don't have a clue how to get their house sold and they make one of the biggest mistakes a Seller can make by not allowing the buyers to be comfortable in their home. In fact, if they really like the place, they can spend an hour or more and even start placing furniture. But nobody gets that far because the house is too crowded with two families in it.

Too bad, Mr. and Mrs. Seller. If you would only leave the house, your house would be marked SOLD.

You are so right!  The seller can be their own worst enemy!  In their mind, they know their house the best.  But just being there can keep the buyers from seeing themselves there and the sellers risk saying something that can give the buyers leverage during negotiation too.  Thank you for sharing!

Sharon, this is like the kiss-of-death for any listing. Sellers really need to trust the process and the agents showing the home. They aren't showing properties for fun, it's their business and they do care.

When we sold Ron's mother's house, she had a tendency to want to do that also.  She would follow me around to be sure that I would point out that the closets had "their own closets", i.e. so much storage.  Finally, we would both go to the showing and one of us would take her aside outside and talk to her while the other showed the house, or one of us would take her out for a cup of coffee.  In the long run she learned...she was anxious about wanting to sell it, and at the same time wanted to hold on to the memories of many years.  A

Fortunately, Frank's mother had moved out when we sold her house, or she may have wanted to do the same thing. It was difficult for all of us to say goodbye to so many memories, but it was time to do so. Great way to solve the problem!

Sharon, I totally agree with you with this post. On a side note when I needed to sell my parent's home I referred it to a local Realtor but before it I had an Appraisal done and  had a local Attorney  represent me and the only place I stuck my nose in was when I did not see the marketing....never ever stepped into the property and I recommended price reductions because it was at the bottom of the market when I was selling....

I agree, Sarah, that would make me very uncomfortable to have the owners right there.  And, it is tough to discuss anything right in front of them...even if you were thinking of purchasing the home.  And, with a limited number of buyers, they need every showing they can get!
