Market Report for Highlander Heights, Fort Collins, CO Year End 2013
Highlander Heights is another of the mid 1960's-to early 1970's neighborhoods that I just really like Once again a lot of brick ranches with basements, bi-levels and tri-levels. Plus most have garages (1 or 2 car) and the lots are a good size. The neighborhood is adjacent to grocery stores, elementary, middle schools, City Parks and bike trails. Plus the Neighborhood is right next to one of our local Hospitals. Really the neighborhood is very centrally located within the City.

Highlander Heights is a popular Neighborhood and it shows with the strength of it’s Real Estate Market! The popularity also shows in how few homes were sold in 2013. The total Volume (dollar values) decreased slightly to $2,448,700 (down 2% from $2,492,100 (due to fewer home sales)). The Average Price increased to $244,970 (up 8% from $226,554). The Median Price increased to $238,000 (up 8% from $220,000). The number of homes sold decreased slightly to 10 homes sold (down 10% from 11 sales).
With the increase in Average and Median prices both on fewer homes sold in the Neighborhood I expect Highlander Heights to continue to see upward movement in Sales prices!
