But here’s the difference. Most of the people out there who are teaching how to invest in real estate only do so in their dimmest memories, and only run real estate businesses in their nightmares.
So here is the scoop on me. I am a current investor. I mastered the art of buying foreclosed homes at the foreclosure auctions and have made a fortune. I have made over 200 purchased at auction for myself, and over 3000 for my investor clients in the past 15 years.
Why the auction? A couple of reasons, chief among them is that the auction is the ONLY place you can buy property significantly below the actual market value. Most of these properties are NOT in MLS, so most so called real estate professionals don’t know about them, which reduces the competition.
Secondly, there is NO faster acquisition time anywhere. If you make the winning bid, you own the property that day.
Lastly, when a property is offered for sale at the auction, the negative part of dealing with the homeowner is over. No emotion is involved, it’s just a cold hard look at the numbers to see if the deal makes sense.
