Technology Cannot List Or Sell A House
I like to think that I'm pretty Hi Tech when it comes to Real Estate but maybe I need to slow down and just revisit pen and paper as Margaret Rome states below....
Technology Cannot List Or Sell A House
Technology is Useful But It Cannot List and Sell Houses.
YOU have to know how to list and sell.
When speaking with a group of new agents they always ask what tech tools are needed. Which iPad, smart phone, lead generation and follow up systems are you using?
They are surprised when I ask one person for a pencil and another for a piece of paper. Then I show how to list or sell with just these two items.
I start writing on the paper...
Mr Seller:
'We are going to put 123 Main Street on the market for X amount of money, for X amount of time, at X amount of commission.'
Please sign here and I will finalize the paperwork for your signatures.
You just listed a home.
or
Mr. Buyer:
' You agree to purchase 123 Main Street for X amount of dollars, with X financing, at a rate of X % with X amount of deposit and will settle on or before X date in 2014.'
Please sign and I will finalize the paperwork for your signatures.
You have just made an offer to buy.
==========
This past week, I had lunch with an agent who was head of a team. We both had iPhones but we used them in very different ways. He had all his calls programmed to go to team members and prided himself on not being bothered. I, on the other, answered my phone. His way sounded great until...he mentioned that business was down and he only had a few listings.
Technology (including computers, laptops, iPads, tablets, smart phones, electronic signatures) makes us more efficient.. but technology cannot list or sell.
YOU have to know how to list and sell!
