Today and tomorrow I am showing homes that qualify for rural development loans.  These are zero down loans with no private mortgage insurance.   It is really great for people without much down payment.   What is the catch?  You have to buy in a elegeble area.  How do you tell if the area is elegble?  Plug the address into this website!  

In the Treasure Valley that leaves out Boise, Meridian, Eagle,  most of Nampa and most of Caldwell.   All other areas seem good.  The house has to meet criteria similar to FHA but there is a rehab loan available.  

This sounds like the perfect program for my buyers today!

Good morning Debbie. This is very interesting for sure but what does elegble mean? I tried to find it but couldn't....

Gets the job done!

Elegible refers to cost and area.   That is what the link is.  Put the address in and the program will tell you if the house is in a elegable area.  It is sort of funny when you drive by farms in inelegible areas to get to your elegable area.   

I do not know what the cost limits are but my buyers do not have that much money so it is not a problem.

There are also income limits which my buyers are within.  For my buyers it was about 70K a year.
