The Atlanta real estate market is heating up and in many areas of town it is considered a sellers market. If you are thinking of selling your Atlanta home this year, there are two important mistakes to avoid BEFORE the 'for sale' sign goes in the front yard.
MISTAKE #1 :: Select Your Realtor based on their listing price estimate. Many homeowners will interview two to four real estate agents in order to get marketing advice and estimates of the current value of their home. The challenge is that there are lots of agents that will tell the seller what they want to hear (and not the fair market value) in order to get the listing. Time and time again, homeowners are so impressed that Agent B is going to be able to sell their home for 10% more than what Agent A recommended that they go with the higher price and the home doesn't sell.

MISTAKE #2 :: Not listing at the right time. Many homeowners don't have the luxury of listing their home in the ideal market or season, but if you do have flexibility it is so important to list your home when buyers will be actively searching for homes. For example, if you live in a large metro area, selling your Atlanta home over the holidays may not be a bad idea, as the housing inventory is low and there are usually lots of relocation buyers who need a home at the start of the new year. Or, if you live in an area with lots of families, the summer months may be the best time to sell because many families don't want to move in the middle of a school year.
