Last week I was contacted by a buyer who is moving to the area. He is looking for horse properties in Leiper's Fork and had a couple of questions about the area. He and his wife had visited here last summer for vacation and fell in love with Franklin. He had already driven through Leiper's Fork but had not actually looked at any properties.
Leiper's Fork is located in a rural section of Franklin. It is comprised of homes on acreage and horse properties. Since the county doesn't have the same zoning restrictions that the City of Franklin does, buyers need to be careful. They could easily end up next to a neighbor who has six abandoned vehicles on his property.
The buyer was interested in one particular property that looked gorgeous on-line. It's been on the market a couple of months, so I did begin to wonder what might be preventing the sale of this home. After looking at the comparable listings, it seems to be priced right so that contributed to my curiosity.
Tomorrow, Tom and I will be previewing several homes for this buyer. Then when I speak with him on the phone later in the week, I will be able to share with him why I believe the homes haven't sold yet.
I often preview homes. I like to be able to give my client a first-hand account of the property. I find that buyers make decisions on how soon they should come to town based upon my assessment. It also cuts down on the number of homes I have to show buyers when they arrive. They may decide to rule out a home just from my description. I have also been known to take additional photos and even send a video link. It's a system that has proven to be beneficial to both the buyers and me.
There is an added bonus of knowing the inventory in my area quite well just by previewing homes.
