Buyer FAQ What Is The First Thing A New Home Buyer Should Do? Part 1

More often now I meet with new clients who share that this will be their first time buying a home and ask what should I as a first time home buyer do when purchasing a home?  For my philosophy of working with buyers this is the perfect scenario.  The chance to advise a new home buyer and get them off on the right foot is key to educating them about the process and what they can and should expect working with a Realtor who puts their needs and best interest first.

First things first.

 When purchasing a home whether you are a first time home buyer or have been through theFirst things a new home buyer needs to do. process before feel free to search the Internet for home styles, schools and areas that appeal to you as well as checking out local agents.  Stay with a local Realtor website such as Your Huntsville Real Estate Resource as these sites' information about available properties is current and local agents know the area.  With that said, a home buyers first step should be to consult with a Realtor or a lender, both of which work closely together during the transaction.  The Realtor will have a lot of questions about the buyers needs, financing, time frame for moving, lifestyle, requirements, wants and must have features in a home and that information is all very important, but it's not complete.  Before you seriously go out looking at properties your agent will need to know what price range you are pre-approved to purchase a home and that will mean a visit with the lender of your choice.  If you don't have a relationship with a lender, your Realtor can make suggestions based on their past working experience with various lenders.  It never hurts to interview several lenders as their rates and fees vary.  The lender will not only take application, but will advise you of the process and set expectations.

Once you've found a lender that is a good fit for you and have a pre-approval letter this is the time your Realtor can confidently take you to view homes in the buyers price range.  It's also important to note that after the buyers have found the perfect home they will need to submit a pre-approval letter from their intended lender along with the offer so getting the pre-approval letter early is important. 

You've consulted with your Realtor and lender, know what school system you want, have a list of homes to see and are armed with a pre-approval letter telling a seller that you qualify to purchase their home and are now ready to visit homes.  The following post: Buyer FAQ What A Buyer Needs To Know About Purchasing A Home Part 2 will talk about selecting your home and making an offer.

It really is okay to search the Internet for your Dream Home, but talk to a Realtor and your lender, your home search will be a more pleasant experience.
