Mistakes Sellers Make All Too Often-Taking Things Too Personal
This is a really nice article about listening to and trusting your hired real estate agent! The negotiation process is not personal and many times it ends in a win-win. It is possible for both sides to be satisfied if you don't take things personally!
In a world of trial and error everyone makes mistakes and no one is perfect at anything. Some mistakes are easily corrected and there is no harm to anyone, but other mistakes can cost a lot of time and money. In the business of selling homes any mistake can be costly, but taking the negotiation process too personal will almost certainly hurt your wallet.
It all starts the day you decide to list your home for sale. Your agent has run all the comps and obtained all the pertinent information and come up with what they feel is a solid market value for your home. You insist that your home is worth at least $25,000 more; based on personal feelings. You decide to meet in the middle and list for $15,000 more than your agent suggested. This mistake can be corrected.
Next, you receive an offer on your home for $25,000 less than the list price. You really take this personal and feel that this is an insult. You decide that your not even going to entertain the offer or make a counter offer. You simply reject it.
Now if you are following along you realize that the offer is only $10,000 less than what the agent feels is a solid market value. A difference of $10,000 is easily negotiated and even if you meet half way you sell your home for $5,000 less than your agents suggested value. All parties walk away happy. But by overpricing to start(based on personal feelings) and refusing to negotiate(based on personal feelings) you lose the deal all together.
Remember, quality agents aren't working with personal feelings. They work with real numbers and real comparibles. They are able to take the emotion out of the deal. Sellers that can do this have a much easier time during the transaction.
