Braemar Property Values:  November-December 2013 (Arista Series)

As a Braemar Arista Series home owner myself, I am always curious to know what is happening with my home's value.  (Arista Series homes are the large single family homes built by Brookfield Homes and include three floor plans:  Allister, Buckingham and Canterbury.)  Before I even get to the numbers, let me say that this one makes me happy.

There were two sales during the months of November and December of Arista Series homes.  Not surprisingly, both were Canterburys.  The higher of the two sold prices was $530,000; the lower $500,000.  The average of both, $515,000, is the new average market value for an Arista Series home in Braemar.  This is nearly a 5% increase since last report.  Year to year, who knows?  There were no Arista Series homes that sold during this same period in 2012.

If you placed your Allister, Buckingham or Canterbury on the market, priced to current conditions, you could expect it to be under contract in an average of three weeks.  And given the intense demand for homes, you may not have to give any closing cost help to a buyer.
