Is the Phoenix, AZ Real Estate Market Shifting Again?
The ever changing Arizona real estate market appears to be on the move again. I have been following conversations about properties that are priced well but not getting showings let alone offers. Agents are concerned about their sellers. We are just coming off a summer of multiple offers and naming our price. But that is gone. Listings sit no showings.
Our inventory here in the Phoenix area has certainly increased. The market states that we can take on about 31,000 before we shift to a buyers market and we are close with approximatly 26,000 listings.
What should sellers do to help get their home sold?
First, and foremost, price your Arizona home to sell. If you really need to sell, then get real about the price. If your home lacks upgrades or is smaller then the one down the street, it will probably sell for less.
Second, declutter. You are moving it is a good time to go through things. Have a yard sale or donate items to a good cause. Ask your agent if you need help. You may need to consider hiring a stager to help if you are at a loss as to what to do.
Third, keep it clean. Homes that smell bad or are dirty are not attractive to buyers.
Next, make those repairs. They are going to show up on the buyer's inspection report anyway and cost money now or later so take care of it now. It could be a renegoition point in the contract or plant seeds of doubt for a buyer.
Lastly, make your home available for showings. Having only 2 days a week or only certain hours in which someone can view your property makes no sense. If a pet is the problem, find a neighbor that can help or maybe your real estate professional can help. Have your real estate agent install a lock box that tracks entry in and out of your home.
