Well my oldest friend called me asking for advise on land near Dallas. The place is Roslett. It is apparently growing. Although I am technically a certified land consultant I felt a bit at a loss to advise her. There are several reasons:
1) first and foremost I live and work in Boise, Idaho.
2) I actually have never sold bare land. I was just intrigued by the course. I wanted to have a better general understanding about land.
3) I have never been to Dallas or anyplace near there. To tell you the truth I haven't been in Texas since we moved from Gulf Breeze, Florida to Lemoore, California when I was 14. I am now 52. I know just a bit about the area because one of clients just bought a home in Richardson.
My friend has 2 plots of land. One is 7 acres and the other is 3 acers. They are adjacent devided by a road. The smaller has a cell tower on it. Right behind the larger parcel a develpoment is going in. That probably means that water, sewer and electric is near my friend land. They used to have a home on the land. It might be developable and they may be the best use of the land.
