Sometimes we forget what it is like to be a seller

I had an enjoyable day today. I shot video of a $1.1 million home. It was situated right on a lake front and was beautiful. But you know what? That really was not the best part. I was blown away at the end when we asked the owner what he loved about his home. I recorded 40 minutes of video without pausing. Know what I got? Pure passion from a man who built and lived in the home.

The owner poured his heart out about what he loved about the home he designed and built. At first he was a bit shy about talking on camera, so I dropped it down by my side, but kept it running. I wish I could post the 40 minute video, uncut, and let that sell the home. Unfortunately we will cut it down to 3 minutes and make it a slick presentation. But the unedited version, the one where I focus on the ceiling while the owner talks, is pure gold.

My takeaway from this is that your seller is a goldmine of information. Just by asking the simple question of what do you love about this home, you can unlock many of the secrets that will secure the next buyer, if you listen closely enough. I hope the current owner allows me to present the new owner with a copy of the unedited video where he talks about his home. The new owners would consider this a gift I am sure.

There is no doubt that would be nice to view. That is a great question to ask your seller, what they enjoy or like about the home. Nice one Peter. Plus a Million Dollar listing isn't bad either.

Peter, So many of our Sellers are passionate about their homes and have built many memories in the home.  One of our objectives in a listing interview is to get the Seller to "sell us" their home, gathering whatever information we can to help us get the home sold.  A 40 minute commentary, wow -- can't wait to see the home!

I've always thought that agents should take the time to hear why the owners loved the home, and what they enjoyed most about both it and the neighborhood before trying to write ads.
