I had a buyer walk when a seller refused to correct a major defect. In fact, the seller refused to even ACKNOWLEDGE the defect.  Great blogging material!

Looking at this from another point of view I wonder what are the the "Biggest Real Estate Agent Mistakes". Here are a few; make home available to buyer agents through MLs, offer a reasonable and fair split, display only quality photos, promote home on Internet, etc. Can you think of any?

Excellent. I too will use this in my listing presentations. I did have a home that had very strong pet odors and many showings ended abruptly when the buyers walked into the room where the strongest odor was. The seller tried all kinds of things to rid the home of odor without success. Next steps will be costly (removing carpeting and/or flooring). It is much less expensive to train pets.

When sellers insist that their home is worth more than the recent sales indicate and I need to have them agree to a lesser price I ask them if they own any stocks in their investment protfolios. Most say yes. I ask them if they want to sell a stock for some reason and the stock is at a certain value on that day, are they able to sell it for more than the establised price of the stock on the day that they sell it? Of course the answer is No. Well real estate is the same way. A home can only be sold for the value it represents on the day that it is sold. Other wise you are only helping others sell their home which is priced at the current value, not your own home. Is that what you want to do?

Don't forget picking the wrong realtor.  Hey, it happens and shouldn't be ignored.  Tried one and my home languished on the market.  Tried another with a different stragegy, and we received multiple offers in the first week.  A good realtor really makes a difference!

great idea i will consider using this infographic on my next listing presentation this is a good objection to overcome the dredded my house is worth more than the others in the neighborhood
