I was up early emailing some buyers about a house and the upfront money required. I called the agent asking for utilities and was told that they were negotiating a contract. I warned my buyers if they wanted any chance on the home they had better act fast. They didn't and the house is gone.
I called BLB resourses to extend my HUD contract. They felt I did not have enough documentation. I tried to deal with the loan officer that my clients are using to refi their current home so they can buy the HUD home. My client got a nasty call from the loan officer telling them to keep me out of it. I told him that I needed more documentation or they would list the house for sale again by Monday. The loan has been in the works for 5 weeks and still has 3 weeks to go. I don't get that.
My clients who were overbid yesterday needed to start looking. We started looking. On the third house they fell in love. They wanted to put a bid on it. I felt they liked this new house better then the one they lost. That was good. I called my loan officer for a new loan letter. I called the other agent to tell him I was writing an offer. He told me that they just signed a contract today. We were really bummed. We ate our lunch and dropped hubby off at work and we ladies continued. There was one home we wanted to show him. It was nice but not where they wanted to be. They were going to think about it. We said goodbye and I went to put out fires on my HUD deal. I noticed a phone message. I called the number back. The deal on the house my clients loved was not going to work! I called my clients and we just signed a offer. I have been working 13 hours and am officially exhausted. I am not sure if I am done but today was a wild ride in real estate today.
